Creating an MLS listing on homecoin.com is easy. Just Sign Up for an account and:
- In the new screen that appears, click "New Sale"
- In the new screen that appears, click "MLS Listing"
- Complete the questions as shown. Once you submit payment in the final step, we'll have you listed on the MLS within 24 hours.
Why do I need to select an agent?
The MLS is a closed system - only real estate agents who pay dues to the MLS may create listings on the MLS. The MLS does not allow listings to be created without a listing agent assigned as the "owner" of the listing.
homecoin.com (or our agents) pay dues to local MLSs so we can list your home on that MLS. In every case, an agent will be assigned to list your home on that MLS. The listing will appear on the MLS under the agent name and/or homecoin.com brokerage.
The reason we show you the name of the homecoin.com listing agent is simply that we want you to know who will be doing the work.
Since I am selling FSBO, but purchasing an MLS listing, will I appear as the listing agent on websites?
No. The MLS rules and, more importantly, state law govern the soliciting of real estate buyers which would prohibit this. In any case, the MLS will always display to the public the homecoin.com listing agent name. For websites that pull data from the MLS (e.g. redfin, realtor.com, zillow, broker sites, etc), the homecoin.com listing agent name and contact info also appears.
If a buyer reaches out to the homecoin.com listing agent, we simply forward that information to you via email. Note that in the private (non-public) information on the MLS, we do list your contact information so buyer agents can contact you directly - this is the most common scenario as most buyers (90%+) have an agent.
Can I make only part of the address visible to buyers (e.g. the street name, but not the number)?
Yes, most MLSs do give you the option to partially hide the listing address (e.g. only show the street name). If your local MLS does offer this option, we will display that to you when you are filling out the forms online.
This is typically not recommended since most buyers want to know exactly where the home is located prior to reaching out. There are also issues with how websites will map the address, which can cause the listing to not appear correctly (or at all) on some websites.
