How are offers handled?
Offers are submitted directly to you via email by the buyer agent. In the private (agent-only) remarks section of the MLS listing, we note the email address that you wish to have offers sent to. If the buyer does not have an agent, you'll need to let them know how to transmit the offer (email, physical, etc.). If the buyer needs help putting together an offer, we do have assistance options available.
Is homecoin.com noted as the listing agent on the offer?
No, since we do not represent you in the paperwork, we are not listed as the listing agent on the offer form. When buyer agents (or buyers) are putting together their offer, in the space for "Listing Agent" they should put either "Not Applicable / FSBO" or "MLS Entry-Only". If you need assistance with reviewing offers, counter-offers, or with disclosures, we do have cost-effective broker/attorney partners that we can refer you to. Read more here.
If you hold a real estate license, you do not enter your name as the Listing Agent.
What if I need help with an offer or counter-offer?
You have a few options:
- You can make a verbal counter-offer to the buyer agent and they can rewrite the offer.
- We have referral partners (brokers and attorneys) that we can direct you to. They are typically more cost effective than using the buyer agent to represent both you and the buyer. In the event the buyer comes directly to you, these referral partners are a very cost effective way to complete the paperwork. Read more here.
- You can use third-party websites which offer the typically used forms. Note that REALTORS® typically prefer to use their own set of REALTOR® branded forms, so you may need to get the counter-offer form from the buyer agent if they would like to use the REALTOR® forms.
